What is crowdfunding?

Crowdfunding allows you to pool your money with other investors to purchase real estate shares. Real estate firms then use those funds to acquire, renovate, construct, or redevelop properties and generate potential investors’ returns.

Who can invest?

Any U.S. citizen (or permanent resident) currently residing in the U.S. and is over the age of 18.

What types of securities are offered?

The majority of offerings are equity (common stock), but some issuers raise capital through a convertible note, debt, and profit-share.

  • When investors engage in common stock offerings they become equity owners of the real estate property. As an owner, investors have the right to share in any profit distributions from the issuer.
  • Convertible note securities start as debt securities but can be changed – converted – into equity. For example, an issuer might issue debt security, which compensates the holder with a defined interest rate and that can be converted by the holder into common stock at some specified time.
  • Debt in the form of promissory notes require issuers to pay investors their initial investment plus interest at a specified rate, over a specified time period. Owning a promissory note does not make investors owners of the property; instead, investors are creditors. 
  • profit-sharing note requires the issuer to pay a specified percentage of its revenue. Typically, a profit-sharing note will also state a maximum that investors are entitled to receive and a due date for repayment of the original investment.
How do I contact the issuer?

To contact the issuer directly, please leave a comment for them on their project via the comments section, and a member of their team will respond to you shortly. Please note that you cannot use or leave your email address as the company can only communicate with investors through the platform.

How often should I expect updates?

Secure Living recommends that issuers update their investors at least once per quarter. However, most companies are also legally required to issue an Annual Report 120 days after the end of their fiscal year. The annual report is a more comprehensive update with their latest financials, board members, new financings, and more.

Where does my money go after I invest?

Secure Living is prohibited by law from touching your money.

When you invest, your funds are transferred to an escrow account with North Capital Private Securities. If the capital raise succeeds, your money will be released to the issuer. Otherwise, it will be refunded to you.

Do you recommend good investments?

No, it is illegal for Secure Living to endorse or recommend any projects. Our goal is to ensure you have all the relevant information to make an informed decision about the projects you want to invest in. 

What fees does Secure Living charge?

Secure Living charges fees in connection with the sale of securities on our platform. Secure Living will charge issuers who successfully complete their capital raise a range of compensation types (e.g., flat fee, platform fee in the form of commission, or equity interest). The flat and platform fee will be paid at the time the successfully funded campaign has ended. Any securities paid to Secure Living, if any, will be of the same class and have the same terms, conditions, and rights as the securities being offered and sold by the Issuer on our platform. All fees paid to Secure Living in connection with the offering and sale of securities are nonrefundable unless in its sole discretion determines that a refund is appropriate.

What is the minimum investment amount?

Any U.S. citizen (or permanent resident) currently residing in the U.S. and is over the age of 18 can invest in offerings on our site.

How much can I invest?

f you are a non-accredited investor, then the limitation on how much you can invest depends on your net worth and annual income.

If either your annual income or your net worth is less than $124,000, then during any 12-month period, you can invest up to the greater of either $2,500 or 5% of the greater of your annual income or net worth.

If both your annual income and your net worth are equal to or more than $124,000, then during any 12-month period, you can invest up to 10% of your annual income or net worth, whichever is greater, but not to exceed $124,000.

What types of projects can I invest in?

Passively invest in shares of single and multi-family residential, commercial development, retail, industrial, self-storage, general office, medical office, or other special-purpose real estate deals. 

Can I invest in multiple projects?

Yes, you can invest in multiple projects as long as the amount exceeds $250. Please review the Reg CF Investment limits.

Is there any cost to investing?

All of the offerings on Secure Living are free for investors, but transaction fees may be incurred depending on your payment option. 

How can I earn a return?

Each project on the platform outlines when and how returns will be issued. Be sure to thoroughly read through the project details to see the terms of the project.

Our platform offers a mix of debt and equity investments. With debt, investors have an opportunity to earn periodic interest payments. With equity, investors can benefit from appreciation and the sale of the property. However, as with most investments, there are no guarantees

When will i get my shares?

At the close of an offering, all investors whose funds have “cleared” by this time will be included in the disbursement. At this time, each investor will receive an email from Secure Living with their Countersigned Subscription Agreement, which will serve as their proof of purchase moving forward.

Please keep in mind that an issuer can conduct a series of “closes” or withdrawals of funds throughout the campaign. If you are included in that withdrawal period, you will be emailed your countersigned subscription agreement and proof of purchase immediately following that withdrawal.

How do my investments affect my taxes?

Secure Living cannot give you any tax or investment advice. You may want to consult a tax advisor regarding your investment and any questions regarding your taxes as an investor.

How do I track my investment?

After making your first investment, you can access your dashboard to view all investment activities.

What will the return on my investment be?

No guarantee can be made of the future performance or financial results of any investment, and an investment in a Sponsor may result in a gain or loss upon termination or liquidation of your investment.

How do I cancel my investment?

Investors can cancel their investment up to 48 hours before the end of the campaign deadline to get a full refund. After 48 hours you will no longer be able to cancel the investment. To submit a cancelled investment request please fill out the contact form
